If you’re looking to purchase new construction, most builders will require you to use their “preferred lender” in order to maximize incentives from the builder.  These lenders do still tend to be competitive on their rates, and sometimes you may have a few lenders to shop amongst.
If you are looking at a resale home you can always use your home bank and see what kind of rate they can offer, but we also recommend talking to a Licensed Mortgage Broker.  They will shop your file amongst multiple banks and lenders in order to find the best fit for your purchase.  Over the years, we have worked with a few rockstar mortgage brokers.
