Winter Garden’s newest lakefront community is Sanctuary at Twin Waters. It is located about 12 minutes from downtown Winter Garden, 10 minutes to the West Orange Trail, and less than 3 miles from 429 which will put you directly onto the Florida Turnpike.
The community is located just off of Marsh Road on the banks of Lake Avalon, just off of Avalon Rd.
This community is located on an impressive 3,500 linear feet of Lake Avalon shoreline. Sanctuary at Twin Waters will have 90-ft wide lakefront estate homesites and 60-ft wide perimeter and interior homesites available.
Sanctuary at Twin Waters is centered around a 5.5 acre private recreation tract that provides residents access to the community pool with cabana, walking trails, playground, and community pier overlooking the lake.
There will be 108 overall home sites. 39 will be estate-sized lakefront home sites that are 90′ wide and 69 will be 60′ homesites. The builder says most of homesites are about 120′ deep.
The builder will be offering 8 home plans (single-story and two-story) on the 60′ wide home sites ranging from 2,121 square feet through 3,847 square feet. They will offer from 3 to 5 bedrooms, from 2 to 4 baths and either 2-car or 3-car garages. Two-story plans will offer both the owner’s suite upstairs or the owner’s suite downstairs.
For the lakefront lots, they will be offering 6 home plans (again choices of single or two story) The homes will range from 2,818 square feet through 4,604 square feet. They will offer from 4 to 6 bedrooms, 3 to 5 baths, and will feature both 3 and 4-car garages. Some single-level plans will offer optional bonus rooms and two-story plans will offer both the owner’s suite upstairs or the owner’s suite downstairs.
Architectural styles throughout the community will marry Craftsman, Old-World Mediterranean, and Traditional Florida design, with details including stone veneer and covered front porches.

Now, on to pricing. Homes built on the 60′ home sites are expected to begin with a base price in the upper- $300,000 range and the homes built on the 90′ lakefront home sites are expected to start with a base price from the mid $400,000 range it’s important to note that this does not include the lakefront premium.
This is a fast growing area and Orange County has plans underway to build new schools, but the current public school zoning for Sanctuary at Twin Waters are all A-rated schools including Whispering Oak Elementary School, Sunridge Middle School, and the new Windermere High Schoo. All of these schools are located within minutes of the community.
